CIBSE updates ‘go to’ Guide M for facilities management industry & building operators
CIBSE has launched its highly anticipated, updated Guide M: Maintenance Engineering and Management which is the ‘go to’ guide for the facilities management industry.
The guide which is based on UK best practice has been updated for this third edition and provides everything you need to know about operating building services and also includes references to more in-depth resources, making it the ‘go to’ guide for those responsible for the design, installation, commissioning, operation and maintenance of building services.
The latest version of the guide is intended to bring maintenance into sharper focus by helping building and property operators become more aware of their responsibilities and duties. A new facilities managers’ guide to handover information has now been included in Part 7: Handover procedures, which will be helpful when dealing with the ‘golden thread’ of safety information for higher risk buildings.
It will also help services designers in providing installations that are safe, economic to maintain and operate, and capable of giving satisfactory performance over their full lifespan.
One of the biggest changes has been to the duties of facilities managers when commissioning or managing any form of building work, due to the fundamental changes to the Building Regulations that came into force on 1st October 2023 and imposing new statutory duties on clients.
The legislation also imposes major new requirements on facilities managers working in the residential sector on higher risk buildings in particular and the Guide’s chapter on legislation now includes a section outlining the requirements of the Building Safety Act and explains the implications of the “in occupation” provisions for higher risk buildings.
