Radon and Compliance Guide for UK Landlords and Commercial Buildings

Radon is a naturally occurring radioactive gas produced by the decay of uranium in rocks and soil. It’s invisible, odourless, and tasteless, but in high concentrations, it can pose serious health risks.
Long-term exposure to elevated radon levels is the second leading cause of lung cancer in the UK after smoking and responsible for more than 2,000 deaths each year.
Legal Responsibilities
Under the Health and Safety at Work etc. Act 1974 and the Management of Health and Safety at Work Regulations 1999, employers and landlords have a duty to assess and manage health risks, including those arising from radon.
For commercial properties and rented residential buildings, this means carrying out a radon risk assessment, especially if the property is located in a designated radon-affected area as defined by UK Health Security Agency maps. https://www.ukradon.org/information/ukmaps
The Action Level for radon in UK commercial buildings is 300 Bq/m³ (annual average). If levels exceed this threshold, employers must take action under the Ionising Radiations Regulations 2017 to manage exposures.
Managing Radon Risk
Effective radon management typically includes:
- Conducting initial radon monitoring using approved detectors
- Implementing mitigation systems such as subfloor ventilation or radon sumps
- Regularly re-testing after remedial work to confirm reduced levels
At Evotech, we support building owners, managing agents and facilities managers in achieving compliance by offering radon assessments, testing, and mitigation advice as part of our environmental and safety services.
Protecting People and Property
Proactive radon management not only ensures legal compliance but also safeguards occupant health, maintains property value, and demonstrates a responsible approach to building safety.
