Case study Replacement boiler system & BEMS at Morses Club plc
Background
Constructed in 1999 and set over two storeys, Kingston House provides office space and a modern working environment for more than 140 people. It houses the corporate offices of Morses Club plc, which is an established, consumer finance provider specialising in responsible lending to customers with a complex credit history.
Brief
Evotech completed the design, supply, installation, testing and commissioning of a new gas fired modular boiler system to serve the perimeter heating system installed within Kingston House. Additional works to design, supply and install a Building Energy Management System (BEMS) to complement the newly installed high efficiency boiler system was also undertaken at Morses Club’s Kingston House headquarters.
Summary of works provided
Mechanical works comprised boiler installation, main distribution pipework, safety valves and condensate discharge pipework.
As Kingston House did not benefit from a BEMS, a new Siemens RDS110 Smart Thermostat system was selected as a replacement for the outdated Satchwell CSMC controller, providing superior controls, quick commissioning, intuitive use and automatic updates.
A survey was carried out to assess the existing low temperature hot water (LTHW) distribution system to confirm the required heating load of the new boiler plant.
The new boiler system provides system reliability, and the modular arrangement ensures plant redundancy and should an issue arise, the duplication of critical components ensures continuity of service.
The seasonal efficiency of the new boilers is 96.2%, this will result in reduced gas energy consumption and create operational cost savings.
Our consultant engineer chose a Siemens RDS110 Smart Thermostat system as the heart of the BEMS.
This system features a self-learning algorithm to provide optimum start control that learns the precise time required to heat up the building, helping to reduce energy consumption and improve occupant comfort levels.
Thanks to adaptive gain control, the system learns the characteristics of a building in less than a day and quickly adapts to this information autonomously, working out the perfect climate within the building and optimising energy consumption.
